It was a completion certificate. By signing it, the Whitakers had confirmed in writing that the job was finished to their satisfaction and that $5,300 was still owed. Dad had told them it was for his records, and it was. It was also exactly what a lien needed. Together with the coffee can full of initialed change slips, it left them no argument at all. Mr. Whitaker read his own name and stopped talking.

Ed explained the rest calmly, loud enough for the buyers to hear. The lien would stay on the house until the debt was paid in full, along with the late fees and filing costs written into the contract they signed in June. Nobody could buy the lake house, and no bank would finance it, until that happened. The buyers quietly walked back to their car. “You told him to sue you,” Ed said. “He didn’t need to.”

Mrs. Whitaker went inside and came back with her checkbook before the second car pulled in. The total came to $6,140. Her hand shook as she wrote it. Dad checked the amount twice, folded the check into his shirt pocket, and told Ed to file the lien release that same afternoon. Then he tipped his cap to the buyers, said the trim on the third floor was the best work of his life, and walked back to his truck.

The lake house sold eleven days later. The buyers called Dad the week after and hired him to paint their boathouse, paid half upfront, and brought him lemonade every afternoon. When I asked why he never told me his plan, he just shrugged. “Some folks think an old man runs out of time,” he said. “Truth is, he just learns not to waste it.” He finally hired a helper this spring. He still cuts his lines by hand.
