Gordon explained that eleven years earlier, Nana had discovered my mother had forged her signature on two loans, borrowing against the farmhouse to pay for Delaney’s cars, vacations, and a failed boutique. Nana repaid every cent so nobody would lose the home, then came to him for help. She placed the farmhouse and its land inside a trust with me as the sole owner, and she named him trustee. My mother could live there for the rest of her life, but only if she never tried to sell, borrow against, or give away the property.

My mother’s envelope held copies of the forged loan papers and a letter from Nana, he said. She never reported the crime because she hoped my mother would change. The other envelope was for Delaney. Beneath them lay a savings passbook showing sixty thousand dollars, money Nana had saved from years of selling her quilts, set aside for my education and my future. Nana had spent her final years protecting me, and she had never said a word.

Gordon drove me back to the farmhouse that evening. My mother was wrapping china in newspaper when he set her envelope on the kitchen table. She read the first page, and all the color left her face. “The listing is void,” he told her. “The house was never yours to sell.” Delaney finally lowered her phone. I handed Delaney her envelope, and she read Nana’s letter aloud. It said that Nana loved her, but that every car and vacation had been paid for with debt, and that it was time to build a life of her own.

Because my mother had tried to sell, her right to live there ended under the trust. She had ninety days to leave, the same time she had given me. I could have been harsher, but I helped Delaney apply for work at a local garden center instead. Months later, Nana’s quilt hung on the porch rail of my home, and the house felt like love.
