My mother tapped the signature line with a polished nail and told me not to make it uncomfortable. My father said my name was not on the deed so I did not get a vote. Colton checked his phone and smiled when I hesitated, because that had always been the arrangement. He needed something, she explained why it mattered, my father looked at the tablecloth, and I made the problem go away.

Nine weeks earlier I had stood at the gate under a sign reading UNDER CONTRACT, looking at a listing that called my grandfather’s workshop an obsolete outbuilding suitable for removal. You could still see his handwriting on the drawer labels in the photograph.

Then she handed me a grocery bag of his things because I had always liked his paperwork, and taped inside the back cover of a field notebook was a key and the number 186, and in a bank vault in a private room I found a certified deed to the mineral estate under all eight hundred acres, recorded two years before he ever gave them the surface.

The independent valuation came in at four point one million. The sale collapsed that afternoon, because no buyer wants surface rights under someone else’s minerals, and their contract had already been drawn against proceeds they had spent.

I bought the ranch myself eight months later, at market, through Roberta, and my parents took the money and cleared Colton’s debts with it.

They do not speak to me. Colton wrote once, asking for a loan, which I found almost admirable in its consistency.

The workshop still stands. I rebuilt the roof myself last autumn and left every drawer label exactly where he wrote it.

The envelope said to read it before I let anyone put a price on my yes. He had watched them do it for thirty years and never once said so out loud, and then he built me a door out. I have stopped negotiating over whether I am allowed to want things, and the summers of my childhood are mine again, in my name, permanently.
